Release Information

The Housing Prices publication from the Hungarian Central Statistical Office (HCSO) covers house prices, homes sales, and new homes built for sale for Hungary and its subnational areas. The house price index is Eurostat-compliant.

For the index of pure price change in existing homes, we product a seasonally adjusted (SA) counterpart.

The changes in home prices is based on data on stamp duty receipts, which is provided by the Hungarian Tax and Financial Control Administration (NAV)  quarterly. All home sales concluded by private individuals are subject to this data transfer. At present, there are data series of uniform structure comparable in every respect from 2007.

Housing estates generally mean pre-fab buildings of four-stories or more; however, the source mostly relies on the terms used in purchase contracts. Detached homes are all multi-family houses except housing estates.

Condominium in Hungarian terminology usually means a legal form of building management: flats are generally owned by households, whereas the condominium (which is a type of enterprise but is unrelated to ownership) organises the management of the building as a whole (cleaning and repairs in common spaces, garbage collection, etc.). Owners pay monthly condominium fee to cover these expenses. Almost all multi-family houses are condominiums, both in housing estates and in detached houses.

County seats, towns and villages refer to the official classification of settlements by legal status. County seats are the administrative centres of the 19 counties (NUTS 3 areas) in Hungary, and are generally (but not always) larger towns.

The number of transactions considered in calculations is total number of transactions minus the outliers and records with missing values. The number of transactions of second hand dwellings made by private persons is actually the total number of transactions of used homes. By definition, the source only considers sales of used homes between private households.

When the number of dwellings sold in an area is less than 100, the source reports ND.
